Italian Villa, Santa Lucia Preserve, Carmel, CA.
The property is situated on a 10 acre lot of only 300 buildable lots in the privately owned Santa Lucia Preserve of Carmel, California. These lot locations were determined by analyzing the specific characteristics of each parcel to preserve the overall dominance of the natural setting and to fit buildings into the existing landscape. The client wanted to have a vacation home that was remote yet took advantage of the surrounding beauty of the land. The views to the west extended to the ocean and the verandas were oriented to take advantage of those magnificent views. The program included large entertainment spaces and terraces, kitchen cutting gardens, and a private master bedroom courtyard with spa. Because of the remote location the irrigation system has a flow monitoring system to alert the owner or site manager to alarm events via wireless or internet access. The construction budget for the hardscape, planting and irrigation improvements is estimated at $1,000,000.

The property renovation included the complete removal of interior and exterior improvements for a family with two young children. The program included exterior play spaces for the children, entertainment spaces for the family, storage, play house, gazebo, gardening shed and potting area, large grass play areas, recirculating water stream, an antique hand water pitcher pump, raised bed vegetable garden and a small fruit orchard.
